Housing
There will be housing in MEO with the following rules and characteristics:

* Characters can own houses (limited to one house per account)
* Kinships can own houses. This seems to be unrelated to the one per account: a kinship can have a kinship house, not owned by one person.
* An upkeep-cost is required so that houses owned by people no longer actively playing, will be available to the market again. In most cases you can pay the upkeep with money depending on the size and location of the house. For elven houses this will not work because they do not have something like money, it will require you to maintain your role in the elven society. To deal with longer holidays you can pay the upkeep ahead of time though not as long as 6 months in advance. Lack of upkeep will not show: houses will not look badly maintained because the extra textures will cost too much to make.
* Houses will be bought from housing agents
* Owning houses is meant to be something prestigious and houses will differ in prestigiousness: different layout, bigger, more features. You can also decorate your house yourself with a wide variety of items and houses will have hooks for this purpose.
* You cannot build your own house nor change it (add a room or floor): you'd need to buy a new house (and sell your old one first)
* Houses will be located in or near the known cities: the countryside will not be cluttered up with random housing projects. This means you can live in the center of Bree!
* Elven houses will be rare, because elves were rare. Possibly Elven housing will be related to Kinships or to your personal importance within the elven community
* Entering your house is almost seamless, though from the technically the interior will be in a separate area on the server. This is to avoid lagging in and around houses. This will also cause a short loading time when entering your house and not being able to look through the windows. Windows will look lit at night from the outside.
* Houses will contain private storage
* You can control in great detail who has access to your house and storage and in which way
* You can buy and visit your friends’ houses regardless of your characters race… providing you have access to the city the house is located in.
* Houses are safe and cannot be attacked by mobs.
